Building on the Success of Authentic Austin Street
Gateway Planning was hired to implement the vision for Rockport’s downtown, its Heritage District. The success of Austin Street as a tourist destination with eclectic mix of restaurants, art studios, and shops, can be the impetus for new mixed use development on its Bayfront and redevelopment on the blocks adjoining Austin Street.


Vibrant Vision Implemented Through a Form-Based Code
Gateway Planning successfully created a form-based overlay regulatory tool that implemented the visioning and master plan for different neighborhoods within the Heritage District. The development standards for each neighborhood is distinct from the other neighborhoods and is structured to take advantage of its context. With the Austin Street Corridor, the emphasis is to preserve the existing historic fabric of Rockport’s Main Street and fill the strategic gaps along this corridor. With the Bayfront Zone, the goal is to create a waterfront mixed use district with an active boardwalk that links Austin Street with the Bay. City Council unanimously accepted the recommendations to create the Heritage District Overlay standards in February 2012.
